Landlord Fined £4k for Renting Out Unsafe House

Landlord Liam Kelly was asked in March 2014 to carry our several repairs and amendments to a Salford home he was renting out, following a tenant complaint.

The repairs were crucial to combat severe hazards that could potentially put tenants at risk, including absent smoke alarms, stiff doors that required force to open and close, windows that didn’t open properly, and considerable damp patches.

After failure to respond to the Housing Improvement Notice or carry out the requested repair work, the landlord has been fined £4k.

Landlords are responsible for leasing completely safe homes to their tenants, and carrying out the necessary risk assessments to identify and put right any hazards that arise.

This case reinforces the possible consequences for the landlord, but consequences for the tenant could have been far more disastrous.
